How Totem Works — Intelligent Energy Management System for PBSA

Totem is an intelligent energy management system for purpose-built student accommodation operators in the UK. It consists of two hardware components — Totem Connect (central hub) and Totem Control (room-level units) — that work together over a wireless mesh network to monitor and control electric heating devices at room level.

Totem Connect — the central hub

Totem Connect is the central hub of the system. It connects to the building's internet and mains power, then manages up to 35 Totem Control units via wireless mesh. It installs in any riser cupboard or plant room. Once connected, operators have complete real-time visibility of energy consumption across every connected room via web browser, smartphone, or tablet from any location. Multiple hubs can be deployed for larger buildings, all feeding into one dashboard.

Totem Control — room-level unit

Totem Control units install inside or behind existing wall sockets — ahead of the connected electric heater, towel rail, or other high-energy device rated above 500 watts. They measure real-time power consumption and allow the device to be remotely switched, scheduled, and monitored. Full room commissioning — including the push-button and temperature sensor — takes approximately 15 minutes. No damage to building fabric, no new wiring, no replacement of existing equipment.

Key features

Automated scheduling: devices power down automatically during unoccupied periods aligned to term dates and timetables. Inter-term setback: heating drops to frost-protection levels during vacation periods automatically. Resident boost button: on-demand comfort without leaving heating running. Outside temperature compensation: heating only runs when conditions require it. Real-time dashboard: consumption per device, per room, per site, accessible from any browser. Unauthorised heater detection: high room temperature combined with low controlled-device kWh flags third-party devices automatically.

Compatible devices

Electric panel heaters, storage heaters, towel rails, heated towel bars, fan heaters, convectors. Any device rated above 500 watts. Totem works alongside existing equipment — no replacement required.

Installation

Approximately 15 minutes per room for full commissioning. Qualified electrician handles the installation — no specialist HVAC engineers required. No drilling, no rewiring, no damage to building fabric. A full floor can be commissioned in a single day. No structural work required. Riser cupboard access needed for the hub — must have a mains power point.

Scalability

35 rooms per Totem Connect hub. Unlimited hubs per site. All sites managed from one centralised dashboard. Portfolio-level energy reports for ESG and investor reporting. Pricing is hardware cost plus annual subscription. Financing available.

Results

Up to 75% reduction in electric heating energy use. Bargate House, Southampton — 122 rooms — achieved over 54% reduction since winter 2024. Typical payback period under 2 years. Full case study at https://www.totem.systems/pbsa-cut-costs

Totem Connect

Totem Connect is the heart of the system. It connects to the building's internet and mains power, then manages up to 35 Totem Control units via a self-healing wireless mesh network.

It installs in any riser cupboard or plant room — out of the way, out of sight. Once connected, operators have complete real-time visibility across every room from any browser, smartphone, or tablet. No specialist software. No on-site presence required.

What the system does once it's installed

The hardware is the start. The value is in what it enables — automated control that runs continuously without anyone having to remember to act.

🗓️
Automated scheduling

Set heating schedules aligned to term dates and timetables. Devices power down automatically during unoccupied periods — no manual intervention needed.

❄️
Inter-term setback

Heating drops automatically to frost-protection during vacation periods — eliminating the largest single source of PBSA energy waste without anyone having to act.

🌡️
Resident boost button

A wall-mounted button gives residents on-demand comfort. One press, typically one hour of heat. Comfort maintained without leaving heating running all day.

🌤️
Temperature compensation

Heating rules tied to outdoor temperature. On milder days, scheduled heating reduces automatically. Energy only runs when conditions actually require it.

📊
Room-level ESG data

Every room's kWh consumption logged continuously. Supports EPC assessments, GRESB performance scoring, and investor sustainability reporting.

🔍
Unauthorised heater detection

High room temperature combined with low controlled-device kWh flags a potential third-party device — a fire risk and insurance compliance issue surfaced automatically.

Frequently asked

How does Totem know when a room is occupied?
Totem Control units monitor real-time power draw from connected devices. Combined with configurable schedules and temperature sensors, the system builds an accurate picture of occupancy and adjusts heating accordingly — without requiring residents to do anything.
What devices does Totem work with?
Any high-energy device rated above 500 watts — including electric panel heaters, storage heaters, towel rails, fan heaters, and convectors. Totem installs alongside existing equipment; nothing needs to be replaced.
How many rooms can one system manage?
Each Totem Connect hub manages up to 35 Totem Control units. For larger buildings, multiple hubs are deployed — all feeding into a single dashboard. There is no upper limit on portfolio size.
Does installation require specialist engineers?
No. A qualified electrician handles the full installation. Each room takes approximately 15 minutes — no specialist HVAC engineers, no gas-safe certification, and no structural work required.
Does Totem work with gas heating?
No. Totem controls electrical devices rated above 500 watts. It does not integrate with gas boilers, heat pumps, or wet radiator systems. It is designed specifically for electrically-heated buildings.
Can Totem detect unauthorised heaters?
Yes. A room showing high temperature but very low kWh from the controlled device is a strong indicator of a third-party heater. Totem surfaces this automatically — giving operators visibility of a fire risk and insurance compliance issue they would otherwise have no way to detect.
